Our portfolio has plenty of wonderful examples of successful commercial development projects. We use our broad experience to advance the interests of our developer and investor clients to help them acquire and develop real estate projects. Consequently, our representation typically extends beyond negotiating and preparing acquisition agreements to include analyzing entitlements, regulations, third-party liability issues, and environmental matters and coordinating a comprehensive due diligence review. In addition, we routinely draft and negotiate development documents, such as reciprocal easement agreements, development covenants, community facilities agreements, signage agreements, access and utility easements, condominium declarations, and instruments creating and governing property owners associations.
In conjunction with our clients, we also actively pursue various real estate opportunities for acquisition.We look at stable income producing properties, as well as high-upside value added deals. We aim to maximize the return on our investment capital and own high quality commercial real estate.
Our construction team consists of over 50 years experience within the retail industry. Such clients have included Wal-mart, Mercantile, May & Federated Stores. We have also held contracts with Marriott and Hilton Hotels. Not only does our team have retail building experience, but shopping center development from A-Z, as well. An important person in our construction team is Stephen Bosley, P.E. Steve brings 33 years of construction experience, which includes project management, design, risk assessment and analytical skills. He holds a Bachelors Degree in Mechanical Engineering.
Gulfstream has experience in developing retail, medical office, mulit-family, and industrial properties. GCS is willing to act as a sole developer or in a joint-venture scenario, and is actively seeking opportunities to develop retail shopping centers.
